Living on the water isn’t for everyone, but with the rising cost of homeownership—something small and waterside might be just what you’re after. One such solution? Living on a houseboat .

A houseboat, not to be confused with a floating home , is a boat that’s been outfitted into a personal dwelling—with or without self-propulsion (aka a way to move around).

Houseboat communities exist all over the country, but they are especially prevalent in coastal areas like Oregon, Washington, California, and New York.

“In some high-priced markets, buying a houseboat could be one way to afford a home,” says Hannah Jones , senior economic research analyst at Realtor.com® . “Depending on the location and style of houseboat, buying a water-mobile home can be an investment in a unique way of life that may be more appealing than purchasing a home on land.”

Or you could spend $3.9 million on a 4,850-square-foot, three-level houseboat docked on the banks of Lake Union in Seattle.

But if you’re a land lover, how can you know if you’re suited to a home that moves with the tides?

To help, we spoke to several experienced houseboat owners to find out exactly what it’s like to live on one of these cozy floating vessels. Here are their seven takeaways for the houseboat-curious.

1. Waterfront living can be budget-friendly

If you’ve been seeking a waterfront property without the high-end price tag, houseboat life might just fit the bill.

“There are so many pros to living on a houseboat, but the primary one is that you can own a luxury waterfront property for an economical price,” says Brandon Eshaghoff , houseboat owner and founder of houseboat manufacturer The American Houseboat . “You don’t need to pay property taxes , so your monthly living expenses can be noticeably lower.”

Houseboat living tip: Before purchasing, check marina fees and regulations. These can vary widely and significantly affect your budget.

2. Nature is all around

Another favorite aspect of houseboat life that you might not expect? The abundance of nature you’ll encounter—even in urban waterways just outside major cities.

“You really experience the changes of the season with such a close proximity to nature,” says Sal Cataldi , a retired publicist who has lived on a house barge in Port Washington, NY,  for nearly 20 years.

“It’s a great novelty for my friends to come and visit,” Cataldi says. “There’s a real calming effect of living on the water.”

Houseboat living tip: Houseboaters should keep a good pair of binoculars at the ready to see the stunning wildlife and scenery around them. Many install bird feeders and plant gardens on their decks to attract local wildlife.

3. Prepare for tight corridors

An important logistical consideration of houseboat living is that you’ll be in close quarters.

“One of the biggest differences in day-to-day life aboard a floating home is that you will have to learn to navigate the tight corridors,” says Eshaghoff.

For reference, a typical houseboat is only 14 feet wide, so spaces like hallways will definitely feel tighter.

“Depending on your layout and interior furniture, there’s generally less space available than in a traditional home,” says Eshaghoff.

Houseboat living tip: Embrace minimalism ! Given the space squeeze, prioritize essential items and use multifunctional or collapsible furniture as way to maximize space efficiency.

4. Storage is limited

Speaking of tight spaces, you might also need to downsize what you own if you plan on living full-time in a houseboat.

“On average, houseboats offer approximately 600 square feet of indoor and outdoor space per floor, which means there will be a limited amount of storage space and generally less cabinet and closet space available,” says Eshaghoff.

Houseboat living tip: Use furniture with built-in storage to make the most of the limited space, and keep your living area organized. Consider vacuum-sealed storage bags for clothing and other items. Install shelves and hooks to utilize vertical space effectively.

5. Some basic tasks could be harder

Another limiting factor of houseboats is their electricity, which is crucial for basic tasks like washing clothes.

“Many houseboats lack the electrical capacity to accommodate laundry machines, requiring owners to transport laundry to nearby laundromats or utilize communal laundry facilities at certain marinas,” says Eshaghoff.

Houseboat living tip: Look for homes in marinas that offer laundry facilities, or invest in a compact, energy-efficient washer/dryer combo that suits the boat’s power supply. Solar panels can also be a good investment to enhance your electrical capacity.

6. Mortgages and insurance could be harder to get

When it comes to financing your houseboat, it’s good to keep in mind that getting a mortgage or comprehensive insurance policy might be difficult.

“You really can’t get a mortgage; where I am, it’s all cash deals,” says Cataldi. “You also would be hard-pressed to find insurance that covers sinking. So you are taking a chance that you could lose your investment.”

Houseboat living tip: Seek financial advice to prepare for a cash purchase, and thoroughly research houseboat-specific insurance options. Consider joining a houseboat association that might offer resources and advice on securing insurance.

7. A sense of adventure is required

The biggest thing to understand about houseboat life is that you need to embark on it with a healthy sense of adventure.

“Realize you’ll have to be a bit more self-reliant,” says Cataldi. “But it’s such a great life and a great way for kids to grow up. And you’ll be among people who are a little more adventurous and swashbuckling.”

Houseboat living tip: Embrace the lifestyle, and enjoy the unique experiences that come with living on the water. Engage in local activities, and build relationships within the houseboat community. Take advantage of your location by exploring water sports and fishing, too.

At least 40 Haitian migrants killed in boat fire

At least 40 Haitian migrants were killed and scores were injured after the boat they were traveling on caught fire off the northern coast of Haiti, the International Organization for Migration (IOM) said Friday.

The boat, which was carrying at least 80 people and headed to Turks and Caicos, left the northern city of Cap-Haïtien around 4 a.m. Wednesday. It caught fire a short time later near Labadee. The Haitian coast guard rescued more than 40 survivors, the IOM said.

“This devastating event highlights the risks faced by children, women and men migrating through irregular routes, demonstrating the crucial need for safe and legal pathways to migration,” Grégoire Goodstein, the IOM’s chief in Haiti, said in a statement.

The fire came the same week that a second contingent of Kenyan police officers arrived in the Haitian capital of Port-au-Prince as part of a U.N.-backed international security mission to beat back the heavily armed gangs that control at least 80 percent of the city and to allow new elections.

Gangs killed at least 3,250 people in Haiti from January to May, the U.N. office in Haiti reported last month, up more than 30 percent from the previous five months. The violence has forced more than 570,000 people to flee their homes.

The security challenges have exacerbated a humanitarian crisis in a country long saddled with endemic poverty and where roughly half of the people suffer from acute hunger.

“Haiti’s socioeconomic situation is in agony,” Goodstein said. “The extreme violence over the past months has only brought Haitians to resort to desperate measures even more.”

More than 86,000 migrants have been forcibly returned to Haiti this year by neighboring countries, the IOM said.

In the weeks since several hundred Kenyan police officers arrived in Haiti, they have joined the Haitian National Police on street patrols, but they have not yet started operations to pacify gang-controlled neighborhoods.

Dennis B. Hankins, the U.S. ambassador to Haiti, said he expects those operations to begin “within the next few weeks.”

As the violence has worsened, Haitians have often taken to the sea to seek refuge elsewhere, many of them making risky trips on rickety boats or other makeshift vessels that are not fit for such voyages. The Turks and Caicos Islands, a British overseas territory, is a common destination. Others head for the Bahamas or the Florida coast.

The U.S. Coast Guard and the Royal Bahamas Defense Force on Thursday announced that they were suspending the search for 60 Haitian migrants that may have left the Bahamas for Florida on July 4 on a boat that was experiencing engine issues.

The IOM says that collecting figures on the number who die at sea is challenging because of “the remote nature of maritime routes, the secrecy in which boats set out and the lack of information on trajectories.”

“Many, many boats leave [Haiti],” said Antoine Lemonnier, an IOM spokesman in the country. “Many are intercepted by foreign coast guards … and probably many are dying and we will never know about it.”

At least 40 migrants have died after a boat they were travelling in caught fire off the northern coast of Haiti, a UN agency said Friday, with police saying the explosion was sparked by a voodoo ritual gone wrong.

The UN's International Organization for Migration (IOM) reported that the Haitian Coast Guard rescued 41 survivors, 11 of whom were hospitalized, including some for burns.

But "at least 40 migrants have died, and several others were injured," the IOM said.

The fire began when a passenger lit a candle to start a voodoo ritual, police spokesperson Arold Jean said.

Survivors told local media that the voodoo ceremony was meant to bring luck and help the boat avoid being intercepted by the coast guard.

"This devastating event highlights the risks faced by children, women and men migrating through irregular routes," said Gregoire Goodstein, IOM's chief of mission in the country.

The boat, carrying more than 80 people, had left the port of Labadee on Wednesday en route to the Turks and Caicos Islands, a 150-mile (240-kilometer) journey, the IOM reported, citing Haiti's National Office for Migration.

"The search continues with the aim of finding other survivors," said Jean, adding that an investigation had been opened to "identify and dismantle the networks that organize these clandestine voyages."

Migration from the poorest country in the Americas has been surging for months, as thousands of people flee a spike in violence from criminal gangs that now control wide swaths of territory.

The gangs have attacked prisons, destroyed dozens of police stations, and invaded the main airport, with the government's hold over the country tenuous.

"Haiti's socioeconomic situation is in agony," Goodstein said. "The extreme violence over the past months has only brought Haitians to resort to desperate measures even more."

Hundreds of police officers from Kenya have been deployed in Haiti's capital Port-au-Prince, part of an international effort to bring stability to a country riven by political, social and economic chaos.

Newly named Prime Minister Gary Conille, a former UN official, has welcomed the Kenyan contingent and vowed to launch a police operation against the gangs.

Criminal groups control 80 percent of the capital city, with residents saying they have faced the threat of murder, rape and kidnapping for ransom.

As the pace of emigration grows, Haitian Coast Guard units in the north have observed an increasing number of departures by boat, the IOM said.

Countries including the United States, the Bahamas, the Turks and Caicos Islands, and Jamaica say they have intercepted a growing number of boats originating from Haiti.

The Plan: 79th Street Replacement Dock House Finds Its Sea Legs

The New York City Economic Development Corporation (EDC)’s $89.2 million replacement dock house at the 79th Street Boat Basin finally found its sea legs.

The old one — a Dickensian 1,000-square-foot shack on a floating barge moored to the bank of the Hudson River — was damaged when Superstorm Sandy inundated the city in 2012. In 2021, the Parks Department decided it had to go.

Community Board 7 scoffed at the stout 7,550-square-foot replacement structure city officials originally presented in 2021, calling it “clumsy,” “ overly harsh ,” and reminiscent of Soviet-era design. So EDC scrapped it the following year and hired Brooklyn-based Architecture Research Office (ARO) to begin anew.

“We were excited by the challenge of it,” ARO principal Adam Yarinsky said, “but also by the possibility of creating an iconic building on the waterfront that speaks to the history of New York City’s connection to the water.”

After several Community Board rejections, ARO’s final design opted for a 3,800-square-foot shoreline structure that will hover above the dock on 10-foot trusses, intended to create the illusion of transparency and lightness the community wanted.

“It’s not fully glass, but part of the advantage of the truss system was that we were able to kind of clip the corners,” said ARO’s studio director, Megumi Tamanaha, an Upper West Sider. “That opens up the views even more at the corners.”

It helps that ARO has some experience in maritime architecture. The firm designed the boathouse on Pier 5 at Brooklyn Bridge Park in 2018 and also dreamed up the plans for a kayak pavilion at Long Dock Park on the Hudson River waterfront in Beacon, N.Y.

The dock house serves as a sort of urban harbormaster’s station. There’s a locker room and changing area for the boat basin’s staff, plus bathrooms, showers and even a laundry area for weary mariners docking after a long journey.

All this is important to keep things running smoothly at the 79th Street Boat Basin. The marina was built in 1937, and is currently closed until 2028 while EDC undertakes major improvements, including dredging the riverbanks to deepen the basin, reconstructing the docks, and replacing the dock house.

When it reopens, EDC says the boat basin will be better equipped to handle heavy traffic. It’s the city’s most heavily subscribed marina and also a safe harbor for houseboats, which are permitted to anchor at the basin year-round.

The dock house will be oriented 45 degrees to the shoreline. That way, “it doesn’t feel as if you’re putting in a building that’s turning its back on the city,” Yarinsky said.

And it makes the facility less intrusive on a very active stretch of Riverside Park, where cyclists whiz by throughout the day and there isn’t much room to lay down a picnic blanket.

“We’re really pleased,” Yarinksy said. And so is CB7, which voted to recommend ARO’s design last month.

It still needs approval from federal agencies, which are providing about a third of the funding for the project. But getting the OK from the Upper West Side community is no small accomplishment, according to ARO.

“What got us excited is that the character of the building actually feels like it belongs to the site,” Yarinsky said. “What it didn’t really have before was a kind of visual identity, if you will, some connection to the qualities of this place.”

This El Nido island hopping is perfect for those who want to explore some of the best beach and island destinations in El Nido as it comes with access to El Nido Yachting Club’s private beach, use of towels and life jackets, tea, coffee, the Eco-Tourism Development Fee, and entrance fees.

This tour is scheduled for 9 AM and ends at 4 PM. Accommodation pick-up is complimentary within L io Tourism Estate, El Nido Town, Corong-Corong, and Las Cabanas . If guests stay at El Nido Resorts, Pangulasian, Miniloc, Apulit, Lagen, or Cauayan Resort, they must pay an additional cost.

You will head to the docking area to board the 50-foot Seacret Luxury sailing catamaran. Make yourself comfortable as you begin your island-hopping adventure. The itinerary for this experience depends on the day of your El Nido tour. 

If you have scheduled this tour for either Monday, Wednesday, Friday, or Sunday, you will visit Big Lagoon, Shimizu Island, Hidden Beach, and Seven Commandos Beach . Those who have their tour on either Tuesday, Thursday, or Saturday will stop at Cadlao Lagoon, Helicopter Island, Small Lagoon, and Papaya Beach . 

Note that at least three destinations may be visited for each schedule, and you may not be able to visit all the sites on the list, as this will depend on the timing and the restrictions set by the Department of Tourism. But both schedules will allow guests to visit Star Beach, El Nido Yachting Club’s private beach .

It is also advisable to bring your own gear for water activities, like a snorkel and a mask, but you also have the option to rent equipment on-site. If you have booked add-on transfers, you will be dropped off at your accommodations in El Nido after the tour.

This tour includes a free hotel pick-up within Lio Tourism Estate, El Nido Town, Corong-Corong, Las Cabanas; a special pick-up and drop-off fee will apply for guests staying at Pangulasian, Pangulasian, Miniloc, Apulit, Lagen or Cauayan Resort. Guests who avail of the private charter may request specific islands they want to visit (around Bacuit Bay), provided they present the desired itinerary to the El Nido Yachting Club (ENYC) at least 3 days before their tour date so that ENYC can check with the Captain if the tides and weather condition permits. The operator may cancel the tour in case of force majeure or unforeseen circumstances like weather conditions. In this case, you will be given the option to reschedule or request a full refund. Note that being late by 15-30 minutes without any advice is considered a no-show. Tour cancellation requests must be made 48 hours before your scheduled tour subject to approval. If you don’t have an itinerary, you’ll enjoy four tropical destinations in its default itinerary. These include two breathtaking lagoons with clear turquoise waters (Cadlao Lagoon and Big/Small Lagoon) and two pristine white beaches lined with tall coconut trees. These islands are walled with astonishing limestone formations which El Nido is world-renowned for.

You can tan your worries away on the deck or lounge on a bean bag or trampoline while sipping cocktails. You’ll receive first class treatment, have a well-prepared lunch, as well as drinks and nibbles on the side. The yacht can take up to 8 people, with an additional charge of P3,000 per extra person.
