The bank-owned Wharf in Orange Beach now privately owned

ORANGE BEACH, Alabama -- The owner of the retail complex at The Wharf has purchased the remaining bank-owned real estate -- including a 220-slip marina and the 10,000-seat amphitheater -- for about $14 million, according to court records.

Art Favre, president of Baton Rouge, La.-based Performance Contractors, now owns the majority of the mixed-use development along the Intracoastal Waterway, including about 120 undeveloped acres.

"We've been able to put the whole property under one ownership," said Favre, who has had a home and a boat in Orange Beach since 1993.

"We're excited," Favre said. "We look at it as a long-term development and have a strategic plan for the next five to 10 years."

Developer AIG Baker opened the 222-acre Wharf in 2006, the first of several developments planned along the Intracoastal. But The Wharf struggled as the bottom fell out of both the real estate market and the economy.

By the middle of 2010, BBVA Compass, Regions and JP Morgan Chase Bank all had liens on various parts of the property.

In October of that year, Birmingham-based Regions Bank bought the music venue, marina and 178 undeveloped acres for $18.16 million at foreclosure auctions.

Charter Landing, a local investment group, purchased the bank note on about half of the condominium units there, quickly flipping them at average prices of $135,000 to $175,000, depending on the unit size.

The city of Orange Beach bought the bank-owned Wharf conference center for $1.6 million in March 2011, and renamed it the Event Center.

And in December, Favre bought 375,000 square feet of retail and dining space and 6.5 acres fronting Canal Road from creditor J.P. Morgan Chase. The asking price for that property had been close to $12 million.

Orange Beach-based Charter Landing owned 51 percent of the retail property and sold it to Favre's Wharf Retail Properties LLC, according to Ken Montgomery.

"We were going to stay and manage the retail, but Art Favre wanted a national company and after a lot of talk we let him have it all. It's going to be very nice, no doubt about it."

Lifestyle real estate specialist Madison Marquette, which is based in Washington, D.C., and has an office in Fort Lauderdale, Fla., has been hired to manage the development, Favre said.

It's first job is to go out and fill up the retail space, he said, adding, that there are "a number of new tenants that we should be signing up within the next 30 days."

The management firm is also meeting with the existing tenants to negotiate leases in some cases, he said.

"Many tenants had not been paying rent for quite awhile and obviously they can't stay for free," he said.

Favre said that overall lease terms should be better than the deals retailers had signed before the property was assumed by the lenders.

The new owner has "hit the ground running, and is focused on getting it cleaned up, painted and the maintenance done," said Lane Gilbert, who along with his wife, Ginny, owns three businesses at The Wharf: Ginny Lane Bar & Grill, Villaggio Grille restaurant and Intracoastal Bread & Bottle Company.

The Gilberts are negotiating leases with plans to stay, he said, adding, "We're very optimistic about the center."

As the retail spaces fill, The Wharf will be "a much more marketable concept," Favre said. "You will start seeing more activity."

Red Mountain Entertainment operates and books performers for the amphitheater and Favre said that he plans to keep the company in place.

"One of our biggest things coming up is our annual boat show, which will be bigger," he said. The Gulf Coast Yacht & Boat show will be held at the Wharf March 30-31, and April 1.

"In the summer we have some exciting news with some activities in conjunction with the marina," he said.

The Wharf at Orange Beach Set to Expand with New Development

Orange Beach, Ala. - ( OBA ) - The Wharf at Orange Beach, a well-known hub for shopping, dining, and entertainment along Alabama's Gulf Coast, is set to expand with a groundbreaking ceremony having taken place on June 16, 2023. Yesterday's event marked the commencement of a development project named "Portside on Main," signaling the venue's ongoing growth and commitment to offering a diverse range of services to its patrons.

Art Favre, the owner of The Wharf, shared his vision for the new development, which will span over 33,000 square feet and include retail, office, and entertainment space. An additional 26,000 square feet will be dedicated to green and open spaces, featuring an outdoor stage for events and concerts. The first floor of Portside on Main will house retail space and a beer brewery, while the second level will feature Class A office suites ranging from 1,000 to 2,000 square feet. Favre anticipates the expansion will accommodate 24 to 27 new tenants.

Over the past five years, The Wharf has maintained a high occupancy rate of 95-99%, demonstrating its popularity among locals and tourists alike. Favre believes the expansion aligns well with the current growth trend in Baldwin County, which has been identified as the fastest-growing county in Alabama, witnessing a 27.2% population increase from 2010, and nearly 232,000 residents calling it home.

The groundbreaking ceremony included speeches from key figures, including The Wharf's general manager Jason Clabo, Orange Beach Mayor Tony Kennon, and Favre himself. The Wharf has been planning this expansion for the last two years and aims to complete it by summer 2024.

A second phase of the project, centered at the corner of Main Street and Canal Road, is currently in the planning stages. The Wharf is also overseeing other growth projects, including the redevelopment of the former Bama Bayou property on the north side of the Intracoastal Waterway. This property, now acquired by The Wharf, will soon be rebranded as "The Wharf Landing," with the demolition of existing buildings underway.

Hosted by Friends of Louisiana Public Broadcasting, the Louisiana Legends Awards Gala highlights outstanding Louisianans who have distinguished themselves in a variety of disciplines including writing, art, entertainment, politics, public service and athletics.

Known for both his professional and philanthropic efforts, Favre was recognized for the extraordinary impact that his humanitarian efforts have had on health care, medical research and education for the citizens of Louisiana. Favre's professional success has given him and his company the means to make an impact on his community. A transplant from Mississippi, Favre first fell in love with construction as a child, learning the tricks of the trade from his father and friends from their neighborhood in Gulfport. After applying, getting accepted and graduating with honors from LSU, Favre began his professional career as an estimator for a company who built refineries and chemical plants. After getting some experience under his belt, Favre started Performance Contractors in 1979 — which has grown to employ thousands across the country, handling projects on a national scale.

Always known for his servant's heart, Favre credits his successes to the people of Louisiana who have been at the center of his business. For a man like Art Favre, it's only natural to give back in whatever ways he can to the state that has given him so much.

Le Corbusier’s triumphant return to Moscow

The largest Le Corbusier exhibition in a quarter of a century celebrates the modernist architect’s life and his connection with the city.

Given his affinity with Moscow, it is perhaps surprising that the city had never hosted a major examination of Le Corbusier’s work until now. However, the Pushkin Museum and the Le Corbusier Fund have redressed that discrepancy with the comprehensive exhibition “Secrets of Creation: Between Art and Architecture,” which runs until November 18.

Presenting over 400 exhibits, the exhibition charts Le Corbusier’s development from the young man eagerly sketching buildings on a trip around Europe, to his later years as a prolific and influential architect.

The exhibition brings together the different facets of his talent, showing his publications, artwork and furniture design alongside photographs, models and blueprints of his buildings.

Irina Antonova, director of the Pushkin Museum, said, “It was important for us to also exhibit his art. People know Le Corbusier the architect, but what is less well know is that he was also an artist. Seeing his art and architecture together gives us an insight into his mind and his thought-processes.”

What becomes obvious to visitors of the exhibition is that Le Corbusier was a man driven by a single-minded vision of how form and lines should interact, a vision he was able to express across multiple genres.

The upper wings of the Pushkin Museum are separated by the central stairs and two long balconies. The organizers have exploited this space, allowing comparison of Le Corbusier’s different art forms. On one side there are large paintings in the Purist style he adapted from Cubism, while on the other wall there are panoramic photographs of his famous buildings.

Le Corbusier was a theorist, producing many pamphlets and manifestos which outlined his view that rigorous urban planning could make society more productive and raise the average standard of living.

It was his affinity with constructivism, and its accompanying vision of the way architecture could shape society, which drew him to visit the Soviet Union, where, as he saw it, there existed a “nation that is being organized in accordance with its new spirit.”

The exhibition’s curator Jean-Louis Cohen explains that Le Corbusier saw Moscow as “somewhere he could experiment.” Indeed, when the architect was commissioned to construct the famous Tsentrosoyuz Building, he responded by producing a plan for the entire city, based on his concept of geometric symmetry.

Falling foul of the political climate

He had misread the Soviet appetite for experimentation, and as Cohen relates in his book Le Corbusier, 1887-1965, drew stinging attacks from the likes of El Lissitsky, who called his design “a city on paper, extraneous to living nature, located in a desert through which not even a river must be allowed to pass (since a curve would contradict the style).”

Not to be deterred, Le Corbusier returned to Moscow in 1932 and entered the famous Palace of the Soviets competition, a skyscraper that was planned to be the tallest building in the world.

This time he fell foul of the changing political climate, as Stalin’s growing suspicion of the avant-garde led to the endorsement of neo-classical designs for the construction, which was ultimately never built due to the Second World War.

Situated opposite the proposed site for the Palace of the Soviets, the exhibition offers a tantalizing vision of what might have been, presenting scale models alongside Le Corbusier’s plans, and generating the feeling of an un-built masterpiece.

Despite Le Corbusier’s fluctuating fortunes in Soviet society, there was one architect who never wavered in his support . Constructivist luminary Alexander Vesnin declared that the Tsentrosoyuz building was the "the best building to arise in Moscow for over a century.”

The exhibition sheds light on their professional and personal relationship, showing sketches and letters they exchanged. In a radical break from the abstract nature of most of Le Corbusier’s art, this corner of the exhibition highlights the sometimes volatile architect’s softer side, as shown through nude sketches and classical still-life paintings he sent to Vesnin.

“He was a complex person” says Cohen. “It’s important to show his difficult elements; his connections with the USSR, with Mussolini. Now that relations between Russia and the West have improved, we can examine this. At the moment there is a new season in Le Corbusier interpretation.” To this end, the exhibition includes articles that have never previously been published in Russia, as well as Le Corbusier’s own literature.

Completing Le Corbusier’s triumphant return to Russia is a preview of a forthcoming statue, to be erected outside the Tsentrosoyuz building. Even if she couldn’t quite accept his vision of a planned city, Moscow is certainly welcoming him back.

The Moscow Kremlin

The State Historical Museum

Ivan Zabelin, Aleksey Uvarov, and several other Slavophiles founded the State Historical Museum in 1872 to promote Russian history and national self-awareness. During its century-long history, the museum has collected more than 4.5 million of valuable items and over 12 million pages of documental archives. Its exhibitions range from relics of prehistoric tribes that lived in the territory of present-day Russia, through priceless artworks acquired by members of the Romanov dynasty. The State Tretyakov Gallery takes a special place among the national art museums of the world. The Moscow Planetarium

The Manezh was built in 1817 in honor of the 5th anniversary of Russia’s victory in the 1812 war. Then it was called «Exerzierhaus», building, intended for military drills. The building has the unique construction – wooden structure trusses overlap the space of 44.86 square meters without any intermediate supports. After 1917, Manezh served as a garage for government vehicles. And since 1957 it has been continuously used for exhibitions and public events. In 2004, the building was severely damaged by fire. Renovated in 2005 the Manezh doubled its area. Nowadays it is one of the leading Moscow exhibition halls. There are two exhibition spaces, a conference room and a cafe on the third-floor observation deck. The Manezh hosts numerous fairs, festivals, and exhibitions.

The Cathedral of Christ the Savior was first built in 1883 in memory of Russia’s victory over Napoleon’s Grand Army. Then in 1931 Stalin ordered its destruction. It was then rebuilt again (identically) only in 2000.

The old Krasny Oktyabr factory: one of the coolest things to do in Moscow

If you cross the Moskva River by a pedestrian bridge which is located just in front of the Cathedral of Christ the Savior, you will enjoy a beautiful view of the city and at the same time you can discover Balchug Island. Furthermore, if you want to visit Moscow in 2 days, you can include this island in your itinerary between the cathedral and Gorky park. Here is the old confectionery factory Krasny Oktyabr, which has gradually turned into a fashionable micro-district. There are then some elements of street art, cafes and restaurants and some Moscow bohemian side. At the end of the island you can see a gigantic 98-meter-high monument dedicated to the Russian reforming tsar Pierre The Great.

Good to know! You can find on this island are the trendiest nightclubs in Moscow. On weekends, there are taxi caps after midnight so there are so many people. On the other hand, if you go there in winter and during the day, the island is quite empty and less interesting to see.

Gorky Park is one of the TOP places to visit in Moscow, because it allows you to better understand the life of the locals and their rhythm. In fact, it’s a huge entertainment park. For example, in winter there is a giant ice rink and in summer – free dance or yoga lessons, sandy beaches for playing volleyball, an outdoor cinema. So, like the locals, have a Stakantchik (ice cream or cooked corn), and enjoy the atmosphere of the place: that’s one of the interesting things to do in Moscow to discover the city.

Sparrow Hill and Moscow State University

The Sparrow Hill, Vorobiovy Gori in Russian, is the highest point in Moscow. It is rather known to Russians, but less to travelers. A nice view on Moscow opens from the hill, and in particular on the Luzhniki Stadium. In addition, on the hill itself is the Moscow State University: an impressive skyscraper from the Soviet era.

• How to get there? By bus T7 (35 min) from Oktyaborskaya station, near Gorki Park. By metro (Vorobiovy Gorki station) + climb the hill on foot. On foot along the Moskva along the Gorky Park (1h30) + climb in funiculars.

It’s one of the most popular areas of Moscow, with many cafes, restaurants and bars nearby. It is therefore a place to discover if you want to visit Moscow in 4 days. It is just as pleasant for a stroll as for the discovery of local life. For example, in winter the pond turns into an ice rink.

Visiting the Izmaylovo Kremlin, one of the coolest things to do in Moscow!

The Izmaylovo Kremlin is more of a tourist than a historic place. On the other hand, it is a pretty impressive place to discover, especially on weekends. Inside the Kremlin, there is a flea market where you can find a little bit of everything, but mostly good souvenirs to bring from Moscow. For example, chapka, traditional Russian scarves or matryoshka (Russian dolls). Add the Kremlin and the Izmaïlovo market to your itinerary if you are going to visit Moscow in 4 days, because it is a nice and very colorful place! Visiting the Izmailovo Kremlin is one of the things to do in Moscow, if you want to put colors in your Instagram account! 😉

In 4 days, we will have the opportunity to see several Moscow: Classic Moscow, Moscow of old Russia, Soviet Moscow and a little bit of the new Moscow. So what to visit in Moscow on the 5th day of travel?

What to visit in Moscow in 5 days?

Art lovers will be delighted to discover the Tretyakov Gallery and the Pushkin Museum of Fine Arts, while others will prefer to stroll along Arbat Street, see the buildings of Moskva-City or visit Bunker 42.

Admiring Russian art at Tretyakov Gallery

Founded in 1856 by an industrialist and great lover of art, the gallery has grown over the decades, and then bequeathed to the state. Today the collection includes more than 140,000 pieces, 15,000 of which are paintings. Visiting the Tretyakov Gallery is one of the things to do in Moscow if you want to discover Russian art!

• Where? Pereoulok Lavrouchinski 10. A 5-minute walk from Tretiakovskaya station
• Opening hours. Open from 10 a.m. to 6 p.m. until 9 p.m. Thursday and Friday. Closed on Mondays.
• Entry tickets. 500 RUB.

Visiting the Pushkin Museum of Fine Arts

The Pushkin Museum of Fine Arts presents the treasures of ancient Egypt, the paintings of Rembrandt and Cézanne, a fine collection of Impressionism.

• Where? Ulitsa Volkhonka 12
• Opening hours. Daily: 10: 00-20: 00, except Thursday: 11: 00-21: 00. Closed on Mondays. The boxes close an hour before closing.
• Entry tickets. The prices vary according to the collections from 300 to 750 RUB.

Walking on Arbat Street

All Russians know Rue Arbat. So, walking on Arbat street is one of the things to do in Moscow. However, after the years, little by little it became very touristy. This is a pedestrian street only. There are souvenir shops, restaurants and cafes there, but it is no longer the most authentic neighborhood in the city.

Seeing the buildings of Moskva-City (Moscow City)

Moskva-City is Moscow’s business center, much like Paris’s Defense district. The skyscrapers of Moskva-City are among the tallest in Europe: 373 meters high! Very nice place to see at dusk.

Good to know! You can admire a nice view of Moscow City from the docks of Tarasa Shevchenko. It’s especially beautiful in the evening with all the lights on.

Bunker 42, one of the most unusual things to do in Moscow

Bunker 42 is a secret military complex which was to be used by the Soviets in the event of a nuclear attack: a space of 7000 m² 65 meters underground!

• Prices. 2200 RUB per person
• Opening hours. Open daily from 10 a.m. to 8 p.m.
• Restaurant inside. Original, but rather a tourist trap.

What to visit in Moscow in 6 days or more?

There are still so many places to see, because Moscow is a big megalopolis and there is always something exciting to do there. For example: the ancient Kolomenskoye village or the WINZAVOD contemporary art center .

If you are interested in history and want to see Russian cities on a rather “human scale”, it would certainly be interesting for you to discover the cities of the Golden Ring . For example, it is very easy to get to Sergey Posad from Moscow (less than 2 hours in train). Visiting the Golden Ring is one of the best things to do in Moscow if you are staying more than a 5-6 days.

Moscow: City, Spectacle, Capital of Photography

Moscow: City, Spectacle, Capital of Photography , an exhibition of 20th-century photographs of Moscow, opens at Columbia University's Miriam and Ira D. Wallach Art Gallery on Wednesday, April 30, 2003 and remains on display through Saturday, June 21, 2003.

Moscow has been a powerful magnet for many Russian photographers of the 20th century. Moscow: City, Spectacle, Capital of Photography presents the work of 31 photographers, whose images have defined the visual experience of Moscow from the 1920s to the present. Diverse in form and strategy, the 90 photographs chosen for the exhibition trace the history of Russian documentary photography and offer insight into individual practices. From Aleksandr Rodchenko's constructivist visions and Evgenii Khaldei's humanist landscapes to Igor Moukhin's scenes of urban spectacle and alienation in the works of Russia's key 20th-century photographers, Moscow ventures beyond the expected image as a site of famous landmarks, architectural treasures and dramatic lifestyles.

Early 20th-century photographers Boris Ignatovich and Arkadii Shaikhet saw themselves in the vanguard of an emerging mass-media culture, defining with their cameras the visual experience of Soviet modernity. For nearly 70 years, Soviet photography was assigned the duty of maintaining the ideological rigidity of the Soviet State. Yet, as examples of the work of Iakov Khalip, Anatolii Egorov, Mikhail Savin, and Mark Markov-Grinberg show, Soviet photographic practices were much more complex than has been previously acknowledged. The works of these photographers remain intensely compelling to a modernist eye.

Contemporary Russian photographers, such as Lev Melikhov, Valerii Stigneev and Sergei Leontiev, engage with the legacy of the Soviet documentary photography. But for them the documentary is a complex and multivalent genre, which incorporates subjectivity, ambiguity and reflexivity and comments on social and cultural issues without losing sight of the position from which that commentary is made. In the recent photographs by Vladimir Kupriyanov, Igor Moukhin, Anna Gorunova and Pakito Infante, the "real" space of Moscow is replaced by an imaginary and optical spaces of virtuality.

The works in the exhibition are on loan from Moscow's Cultural Center Dom, and many are being shown outside Russia for the first time. In conjunction with the exhibition, the Wallach Art Gallery is publishing an illustrated catalogue with a scholarly essay by the exhibition curator, Nadia Michoustina, a Ph.D. candidate in Columbia University's Department of Slavic Languages. The essay presents a nuanced history of Russian photography of the 20th century, and contributes to an interpretation of extraordinary images.
