Guests will have the chance to experience the Civil War spirits and other unexplained phenomenon that are said to haunt the historic home. The Lotz House has been featured on the Travel Channel’s Haunted Live as well as Travel Channel's The Most Terrifying Places in America.

Since the house opened to the public in 2008, the staff, volunteers and visitors have experienced so many unexplainable sightings, actions and paranormal activity in the house. Visitors find the recounts intriguing and it’s an experience they can’t get anywhere else.

At the center of the gruesome Battle of Franklin, the Lotz House witnessed untold bloodshed. The traumatic past and the unexplained phenomena seen by many of its visitors led the home to be dubbed the "Second-Most Terrifying Place in America" by the Travel Channel. These strange happenings include a woman crying out for a loved one, a little girl staring out the window and ordinary items that just won't stay put.

One of three downtown Franklin homes open to the public to interpret the Battle of Franklin from the perspectives of the families who lived there, the Lotz House is TripAdvisor’s highest-rated attraction in Franklin. When you hear the story of how German immigrant Johann Albert Lotz and his young family survived the battle as it happened outside their home, you’ll understand why.

Lotz, a master carpenter and piano maker, built the house in 1858 to showcase his work to potential clients. He soon earned a commission carving the mantels and woodwork in Franklin’s downtown courthouse. Lotz’s incredible woodwork is still evident throughout the home today, along with bloodstains and cannonball scars left behind from the battle.

Visitors to the Lotz House will learn how the family’s lives were forever changed by the “Bloodiest Five Hours” of the Civil War. As the battle began on November 30, 1864, they fled across the street and hid with the Carter family in their basement until the fighting ended. (The Carter House is open for tours as well.) Visitors will also see magnificent period furniture and decorations as well as artifacts from the Battle of Franklin, including weapons and bullets and soldiers’ personal items. In addition to guided house tours taking place throughout the day, specialized tours are available, including a ghost tour, a women’s history tour, and a battlefield tour with Civil War expert Thomas Y. Cartwright. Tickets can be bought in advance at the Lotz House website.

FRANKLIN, Tenn. — Due to popular demand, the Lotz House is continuing evening Ghost Tours of the house on Saturday, Feb. 17 and 24. In addition, Women’s History Tour is scheduled for Feb. 10, 19 and 25. Join Historian and Civil War expert Thomas Y. Cartwright for our exclusive Battlefield Walking Tours, a reservation-only commemoration of the Anniversary of the Battle of Franklin.

For the Ghost Tours, guests will have the chance to experience the Civil War spirits and other unexplained phenomenon that are said to haunt the historic home. The Lotz House has been featured on the Travel Channel’s “Haunted Live” as well as Travel Channel’s “The Most Terrifying Places in America.”

Lotz House Executive Director Thomas Cartwright said, “In January we were overrun with guests wanting to experience the Lotz House Ghost Tours and many asked if we would continue throughout the year. The tour focuses on actual occurrences in the house as witnessed by our staff and visitors.”

At ground zero of the Battle of Franklin, the Lotz House witnessed untold bloodshed. The traumatic past and the unexplained phenomena seen by many of its visitors led the home to be dubbed the “Second-Most Terrifying Place in America” by the Travel Channel. These strange happenings include a woman crying out for a loved one, a little girl staring out the window and ordinary items that just won’t stay put.

The guided 90-minute Lotz House Dead of Winter Ghost Tour will begin at 6:00 p.m. with check in at 5:45 p.m. Reservations are required, and visitors may also make reservations for other nights.

The Women’s History Tour is led by Kelly Kautzman who will guide the one-hour tour exploring what civilian life was like for women in the 1860’s as well as the compelling experiences that molded Matilda Lotz as a young girl. These tours will start at 6:30 p.m. with check in at 6:15 p.m. Reservations are required.

The Walking Battlefield Tour is led by Historian and Civil War expert Thomas Y. Cartwright who will take visitors through the steps the soldiers took during the November 30, 1864 Battle of Franklin. Tours begin at 10:30 a.m. and reservations are required.

To kick off the Halloween season, Franklin on Foot is partnering with the Lotz House to offer evening ghost tours on the property. Guided by Margie Thessin, author of “Ghosts of Franklin: Tennessee’s Most Haunted Town,” guests will have the chance to experience the Civil War spirits that are said to haunt the historic home. The Lotz House has been featured on the Travel Channel’s “Haunted Live” as well as “The Most Terrifying Places in America.”

“So many Halloween ghost tours are fabricated with spooks jumping out from behind a door and pranks with visitors. On these tours, we’ll be telling real stories of unexplained sightings and happenings at the Lotz House from many years ago to current day. This is a real, genuine ghost tour that is more chilling because it’s what really happened on these grounds and in this house,” said Thessin.

Middle Tennessee's Lotz House to offer special tours for Women's History Month

T o celebrate Women’s History Month, the Lotz House Civil War Museum is offering specialty tours to highlight women’s role in history.

The tours will explore women’s day-to-day lives in the 19 th century and how they survived the Civil War and its aftermath. Some of the women's stories featured on the tour will include Fannie Courtney, who wrote to the Sanitary Commission after the Battle of Franklin on the status of the hospitals, and Mariah Reddick, who was born into slavery and became a midwife and sick nurse in Williamson County.

Lotz House staff member Kelly Kautzman will lead the tours. Since joining in 2018, Kautzman has always been fascinated with the lives of women in Williamson County, she said.

"When I first arrived at the Lotz House, I was captivated by Matilda Lotz's journey from a sheltered life to becoming a resilient and talented woman,” she said.  “I take pleasure in sharing her story, along with those of other women of the era, including female soldiers."

Women’s History Tours will take place at 6:30 p.m. on March 10, 19 and 24. Tickets are $25 for adults, $12 for children ages 7-13 and free for ages 6 and under. Reservations are required by calling 615-790-7170.
