Seller's Description

With a PHRF 84 rating, the design concept of the J/36 is similar to J/Boat’s other successful models (like the J/35) with low freeboard, wide decks for effective hiking and interior volume, a high aspect fractional rig, low wetted surface, and long effective sailing length. With a compact galley and enclosed head, the large main saloon with teak interior provides significant volume from an 11.76’ beam and 6’1” headroom. Shrouds are rod rigging, head-foil, covers for both mainsail and wheel, winches all disassembled cleaned and greased, and nearly new settee cushions. Recently installed ‘V’ berth, 13 bags of sails, Yanmar diesel, Garmin chart plotter, large leather wrapped wheel and 2021 bottom paint. Last year lots of labor on the boat leading up to a 2-week trip to the San Juans which resulted in our choice this year to sell and move on to a larger boat. It does need continuing attention on a few projects to remain in functional condition

1985 PT Motoryacht 36' Trawler. We began a full restoration and it is about finished but we don't have the time to use the boat so decided to sell. It has twin Lehman turbo diesel engines that run great, Westerbeke generator that was just completely rebuilt and has less than 2 hours. Main A/C unit was just replaced last month and the Rear unit serviced. Boat had a full exterior repaint, all new upholstery in and out, New bimini tops that are not pictured, all new deck surfacing and handrail refinish. There are no navigation electronics, We did install and new garmin transducer for future upgrades. It does a VHF dual station radio and all antennas. There is a nice stereo system with extra control on the fly bridge. Ther are a few small things that are not complete such as reinstalling the horns, bimini tops, reconnecting the windlass etc. She has a full galley with cooktop stove, sink and dual voltage refrigerator with top freezer. Layout is a front guest stateroom with V birth, half Bath in the bow, mail Salon had full helm, j shape seating and a bar overlooking the Galley. 1995 Albin TE28 Convertible, This 1995 Albin TE28 / Convertible has been as close to our perfect boat we could find. This boat has been a joy to own. Mechanically the boat is in very good condition and has always been maintained by qualified mechanics. Cosmetically it could use a good cleaning as I have not had much time this season. This convertible model is one of 15 or so produced from 1993 to 2005. The convertible is considered a rare find given that around 1000 total 28s were built. The convertible has a large radically-raked, welded aluminium American Marine tempered safety-glass windshield and a TIG-welded aluminium radar arch. (Compliments of J & J Fabrications) Visibility is virtually unobstructed. This is a well built, well planned, stylish vessel. She is well equipped and has lots of room for weekends with the family. She has a bimini and full canvas enclosure for boating in inclement weather. We generally boat from March until November and have spent many hours cruising the Chesapeake, in all kinds of weather, and have never felt unsafe. We have spent many nights on the hook and in marinas. The Albin is a comfortable weekender, a great fishing platform, and perfect cruiser. We do have a cockpit bimini that we have never used. Canvas is sand color. All other canvas is black. The black hullsides were wet sanded a few years ago and are still holding up well. The growth in suburban house prices in 2021 can be as high as 15%. This prognosis was voiced by the participants of Moscow’s real estate market. Housing near Moscow has already gone up in value by 7%, and before the end of the year, this number is quite likely to rise by another 2–3%. The pandemic has changed the trends on the suburban real estate market – the current demand for detached houses is noticeably higher than before the global outbreak of Covid-19, and this naturally influences the cost of residential homes, say the experts. They also note that traditionally, the fall-winter period has always been considered a time of low demand for houses for sale in Russia; however, the opposite is now the case.

Here are the Moscow real estate categories to consider when buying a house in Russia:

• By direction and location (Rublyovka, Novaya Riga, Barvikha);
• By classification ( luxury , business class, economy);
• By development format (townhouses, detached private homes).

When purchasing homes in Moscow, Russia, a good rule of thumb is to select houses within an 18.6-mile (30 km) radius from the center of Moscow. This ensures you will get a well-developed infrastructure, and that the chosen location will be replete with hospitals and schools.

We recommend considering the West, South and North directions just out of Moscow. You may notice that country houses are noticeably cheaper on the capital’s Eastern side. However, this is due to poor environmental conditions – the result of the presence of a number of industrial facilities in the entire East area.

Best Cottage Communities in Moscow

Muscovites with high incomes live in closed elite cottage communities that have their own full infrastructure. The most expensive houses up for sale are located in the Barvikha Hills area (Rublevka direction). The least expensive house here costs 1.5 million US dollars and has a floor area of 656 sqft (200 m²). This gated community is just 10-20 minutes by car away from Moscow itself.

We encourage you to consider some of the following elite locations as you decide where to purchase your ideal property: Etude Family Club, La-Mansh, Western Residence, Yusupovo Life Park, Odintsovo, Novaya Riga and Pirogovo. There you will find everything one requires for a comfortable life, at the price of 300 to 500 thousand US dollars for a residential home.
